During this phase we’ll get acquainted to see if we are a good fit for one another, diving deep into your vision and making sure that we “get it.” We’ll talk schedule, your role in the project and what you can expect from us. We will be unfailingly honest — telling you what will be fun — and what will not. And we will leave you with a complete guidance kit full of useful information to help you understand not only who we are, but also how projects like yours work.
The Professional Services Agreement: 3-8 Weeks
Prior to entering into a Construction Agreement together there will be a Professional Services Agreement (PSA) which addresses the pre-construction processes required for the estimating process. Your PSA will include costs for doing a detailed estimate that assures you a quality, completed project at an extremely accurate price as well as receiving priority scheduling on the construction calendar. The PSA does not obligate you to enter into a Construction Agreement with us and you own the results of the work covered by the PSA. If you do decide to enter into a Construction Agreement, the PSA fee is applied to the final draw or invoice.
Project Development: 3-8 Weeks
With the information from the PSA work in hand, we will meet with you to talk through the project. We will take all the time you want to be comfortable and confident. We will go over the scope of work, project plan, budgeting, progress payments, timelines, logistics and concerns. You will meet the project manager and discuss how communications will be handled.
The Construction Agreement: 2-8 Weeks
At this point, we will now have all the information to provide an extremely accurate price for your project, you will have signed off on the design and production plan. You have met your project manager and know who will be involved in your project from start to finish. We will provide an Agreement for our mutual signatures. We will go over and explain every deal of our straightforward Agreement. At this time, we will require a deposit to be made of 10% of the contract sum plus 100% of any materials that need to be ordered within the first 30 days of the construction schedule. The 10% Contract deposit will be held throughout the construction process and credited toward on the final invoice. Monthly progress invoicing will be emailed to the owner by the 5th of each month. Monthly progress payments will be paid in full within 10 days from the date of receipt of the invoice.
Project Management: Duration varies with project size and complexity
During the building phase we will handle all of the details of ordering materials, scheduling, oversite, and coordination. The duration varies depending on the scope of your project. Concurrently, we will diligently keep you up to date on progress and issues.
In-Process Changes: Through out the process
No matter how carefully we plan your project together you will probably want to make some changes along the way. We are prepared to cheerfully accommodate any changes you want to make. Our Agreement will explain how costs associated with your changes will be handled.
Project Completion: During the last week
During this completion phase we will meticulously inspect to ensure that craftsmanship level have been maintained throughout the project. We will do a final walk thru meeting with you to answer any operational questions regarding appliances, heating and cooling systems and any other operational questions. We will do a final clean up to the highest standards possible both within the project and anything on the property that we touched. We will set up a Punch List for you to list anything you might run across that was not completed. And finally, you will benefit from our industry leading five-year warranty on our work.
