Frequently Asked Questions

What should I look for when hiring a Contractor?
Registration, Licensing, and Insurance are critical. Make sure the Contractor holds a Registered Contractor license with the Montana Department of Labor & Industry. You can search for licenses here. This means their business will be licensed through the State of Montana but they should also have a business license within the city where the project is being performed. Contractors in Montana are required to carry general liability insurance, with coverage typically ranging from $100,000 to $1 million depending on the project. Workers’ compensation insurance is mandatory for businesses with employees or the Contractor will have an Independent Contractor Exemption Certificate (ICEC) without employees. A Contractor should be able to show proof of these 3 items. 

Why should I use a contractor who specializes in remodels over a custom or spec home builder?
The major difference between a remodel and new construction is the demolition phase. Not only having the skill to dismantle part of the structure without causing damage, remodeling contractors understand the cost of demolition, allowing the owner to budget accordingly.

Material Reuse is often utilized in remodels. Want to keep that vintage pocket door? The contractor had better know how to uninstall it and have a number/labeling system in place to track materials being reused or repurposed for your project.

Secondly, Retrofitting. Retrofitting focuses on improving the efficiency, sustainability, or functionality of an existing building or structure. This means subcontractors, like HVAC and plumbers, also need to have knowledge and experience in 'tying old to new' systems. Custom home builders more commonly use subs who only install new products and materials which can result in a more expensive project.  
  
​And lastly. Hidden challenges. Understanding how, where, and when 'hurdles' can come into play within the project such as mold, asbestos, or structural weakness, allow the home owner to plan, prepare, and budget for the unexpected. 

I have an idea of what I want but where do I start?
At the time of our first site visit, Cozy Creek Custom can walk you through a step by step roadmap of to navigate your project as well as give ideas and insight to fine tune the vision of your project. We can also recommend architects and designers who specialize in remodels that can get your ideas down on paper for you to 'see' what your project would look like. ​
How long will my project take?
Two Weeks!
Well... probably not! A remodel's duration varies significantly based on the project's scope, but some general estimates (not including estimation/prep time) are: Cosmetic renovations (painting, new flooring, etc.) can take a few days to 3 months. Medium remodels (kitchen, bathroom, small room makeovers) typically range from 2 weeks to 6 months. Major remodels (full home overhaul, structural changes) can take 6 months to 18+ months.  See the chart below on a more extensive list of differences between these types of jobs.      ​
Can I do some of the work myself?
At Cozy Creek Custom, we take deadlines seriously. Delays disrupt more than just the calendar, they affect the entire project flow and can lead to increased costs. That’s why we prioritize proactive planning, clear communication, and reliable execution to keep your project moving forward on time and on budget. We have found that an Owner may have the skills to 'do their part' but that doesn't mean the Owner has enough of their time to get their part done with deadlines to keep the project on track.
Do I need to be present during construction?  
You do not. Although many people feel as though they need to see project progression firsthand, Cozy Creek Custom utilized digital signatures, Zoom meeting, virtual walk throughs, and JobTread software that gives Clients real time updates.  ​ 
Can I live in my house while under construction?
You can! Many of our clients do live (or continue to operate a business) in their homes during demolition and construction. Cozy Creek Custom takes extensive steps in keeping a clean, tidy, and secure job site while taking precautions for maintaining the integrity of the property.

Highly accurate estimates that YOU own
In order to assure a highly accurate estimate, Cozy Creek Custom requires a Professional Services Agreement (PSA) which outlines the pre-construction process. Your PSA will include costs for doing a detailed estimate that assures you a quality, completed project at an extremely accurate price.  The PSA does not obligate you to enter into a Construction Agreement. However, all documents, descriptions of the scope of work, and allowances are yours to keep, including for reference in bidding the work out to other contractors if desired.
5 Year Warranty
We offer an industry leading warranty to show our clients just how much we stand behind our work. We believe that we use the best construction practices, best materials available and we hire the best employees that take great pride in their work. Because of this we can offer a 5 Year Warranty on our Craftsmanship and a 1 Year Warranty on manufacturer's products.
